ReportLedger is a private documentation platform provided by ReportLedger, a Minnesota-based business ("ReportLedger," "we," "us"). Access to the platform, its tools, and its templates (the "Platform") is provided exclusively to a single licensed client firm (the "Client") and its authorized personnel under a master License Agreement between ReportLedger and the Client (the "License Agreement").
The Platform is not offered to the public. No trials, subscriptions, or purchases are available through this website, and no payments are collected here. If you are not an authorized user of the Client, do not access or use the Platform.
The Platform comprises software tools that assist licensed professionals with report drafting, property research, estimate review, scheduling, field documentation, time tracking, and invoicing — including the Project Hub, Final Report Builder, ROM Report Builder, RFI Builder, Schedule Builder, Site Map Builder, Property Intelligence, Permit History, Code Upgrade Analyzer, PDF Toolkit, PDF Markup Studio, ScopeLedger Billing, Field Capture, Field Inspection Tool, Bid Comparison Tool, and IICRC Quick Reference.
The Platform is a professional productivity aid only. It does not provide legal, engineering, architectural, or insurance advice, and it is not a substitute for the independent professional judgment of a qualified consultant.
Access is limited to users authorized under the License Agreement. You are responsible for maintaining the confidentiality of any credentials, for all activity under your access, and for promptly reporting unauthorized use. We may suspend access that we reasonably believe is compromised or outside the scope of the License Agreement.
(a) The tools are ours. The Platform's software, code, designs, and documentation are and remain the exclusive property of ReportLedger. No ownership transfers by use.
(b) The Client's content is the Client's. Templates, standard language, standard operating procedures, and other materials supplied by or developed specifically for the Client remain the Client's property, licensed for use within the Platform as set out in the License Agreement.
(c) Your work product is yours (or your firm's). Reports, letters, estimates, and other deliverables you create using the Platform belong to you or your organization, as determined by your arrangement with the Client.
(a) All output generated by the Platform — draft reports, building code citations, tax rates, code requirement summaries, estimate line items, scope suggestions, and any AI-assisted content — is a starting point for professional review and may contain errors, omissions, or outdated information.
(b) You are solely responsible for independently verifying all output before relying on it, including verifying code requirements directly with the Authority Having Jurisdiction (AHJ) and tax rates with the applicable taxing authorities.
(c) Building codes, local amendments, and jurisdictional requirements change frequently; embedded data reflects the version release date and may not reflect current requirements.
(d) Deliverables you produce are your work product, prepared under your professional responsibility and licensure. ReportLedger is not the author of, and assumes no responsibility for, your deliverables.
EXCEPT AS EXPRESSLY PROVIDED IN THE LICENSE AGREEMENT, THE PLATFORM IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND. REPORTLEDGER DISCLAIMS ALL IMPLIED WARRANTIES, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND UNINTERRUPTED OPERATION, AND DOES NOT WARRANT THAT EMBEDDED DATA (INCLUDING BUILDING CODE, TAX, AND JURISDICTIONAL DATA) IS CURRENT, COMPLETE, OR ACCURATE.
Liability between ReportLedger and the Client is governed by the License Agreement, including its limitation of liability and any agreed cap. TO THE MAXIMUM EXTENT PERMITTED BY LAW, REPORTLEDGER SHALL NOT BE LIABLE TO ANY USER FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DATA, PROFESSIONAL LIABILITY CLAIMS, CLAIM OUTCOMES, OR BUSINESS INTERRUPTION ARISING FROM THE PLATFORM.
Use of the Platform is also governed by the ReportLedger Privacy Policy. Several tools run entirely in your browser on your own device; data entered into those offline tools is stored locally and is not transmitted to ReportLedger.
ReportLedger may update, modify, or discontinue features. Material changes will be communicated to the Client per the License Agreement. Hosted components may be temporarily unavailable for maintenance.
These terms apply while you have authorized access. Access ends when the License Agreement ends or when the Client withdraws your authorization. Sections 4–8 survive termination.
These terms are governed by the laws of the State of Minnesota, without regard to conflict-of-law principles. Venue for any dispute lies in the state or federal courts located in Ramsey County, Minnesota.
